Luxury real estate is not in crisis. The pandemic has not dampened the appetite for fine stone, quite the contrary. This is particularly true in French-speaking Switzerland, where, despite the stagnation of prices for standard housing, the market for very high-end properties above 5 million, is showing an insolent health.

With a degree in real estate management and a deep knowledge of the market, the director of this new entity, Maxime Dubus, answers our questions.

 

- How would you defne SPG One - Christie's International Real Estate's positioning in Switzerland ?

 

As pioneers in prestige real estate in French-speaking Switzerland, my team and I are at the service of a demanding clientele and have all the know-how and resources necessary to complete transactions and projects in the best possible conditions. - How does the prestige real estate market in French-speaking Switzerland fare ?

 

If we take Geneva as an example, the luxury real estate market there is clearly on the rise compared to previous years, 23 residential transactions at more than CHF 10'000'000.- have been completed since the beginning of 2021, including 5 properties priced at over CHF 40,000,000. Te situation in Vaud is a little more nuanced. Sales of luxury properties and apartments have certainly increased there, but in a more measured way. Demand is spread over the diferent regions of the canton, with potential buyers widening their search radius. Terre-Sainte and the Lausanne area are experiencing the strongest growth compared to previous years. Finally, in the Swiss Alps, where we are particularly present, we are witnessing a very signifcant evolution: demand is booming there. Naturally, the trend is most pronounced in Gstaad and Verbier, given the scarcity of supply. As a result, prices have gone up. 

 

What are your own values, your strategy for bringing these extraordinary transactions to fruition ?

 

Trust, knowledge and confdentiality are our three cardinal values, our three elements of diferentiation. Exceptional real estate is a world of its own, with its own codes. Listening to the client, understanding their needs and desires is a key element that we place at the forefront.
