How is the real estate market in Verbier faring?

Over the past three years, one has seen a significant increase in the sale prices of second homes in the resort's tourist zone, mainly due to sustained demand combined with a decrease in supply. 

 

This scarcity of properties is the result of various factors, including the significant purchase of second homes during the pandemic, the rise of telecommuting, and above all the effects of the Lex Weber law, which prohibits the construction of new second homes. In recent months, many owners of chalets and vacation apartments have also postponed, or even abandoned, any intention of selling, seduced by the comfortable lifestyle offered in the resort.

 

In recent weeks, however, « there has been a slight increase in new listings on the market » explains SPG One – Christie's International Real Estate. Is this the result of an expected market adjustment? « For the moment, we cannot know for sure. Nevertheless, we need to keep a close eye on sales prices, which have risen significantly over the past three years, to ensure that they remain realistic and in line with the market, although this is not necessarily an attractive argument for sellers », explains Besson Immoblier.

 

Looking ahead, however, specialist brokers believe that the enduring appeal of Swiss franc asset in the portfolios of foreign buyers remains a major advantage.
